Reserve

Choose your unit and pay a booking fee to secure it with a Letter of Offer.

Sign the SPA

Sign the Sale & Purchase Agreement at a Malaysian lawyer, typically within ~14 days.

State Consent

Your lawyer files the foreign-purchase consent with the Johor state authority (approx 2–4 months).

Financing

Non-residents can typically borrow up to ~70% of value from Malaysian banks; terms vary by bank.

Handover

Pay the balance, stamp the transfer (MOT) and receive your keys — then plug into RoomGuru.

Stamp duty (MOT)

Flat 8% on residential for foreigners (from Jan 2026). ION Axxes commercial is 4%.

RPGT on resale
30% → 10%

Non-citizens: 30% if sold within 5 years, 10% from year 6 onwards.

Rental income tax
~30%

Flat ~30% for non-residents on net rental, after allowable deductions (fees, interest, repairs).

Legal & fees
~1–1.5%

Lawyer fees on the price, plus loan, valuation and consent processing costs.

The Medini advantage

Because Bodaiju sits inside Medini, foreign buyers are exempt from Johor's RM1 million minimum-price rule — so entry-level units from around RM299,000 are fully open to international investors buying directly from the developer. Confirm the exact title and tenure in your SPA.
