Our Take: The RTS Link Opens in Months. The Best Prices Rarely Wait for the Ribbon

Malaysia's Transport Minister confirmed in April that the Johor Bahru–Singapore RTS Link remains on track for January 2027, with construction near complete and roughly 40,000 daily commuters expected. Infrastructure of this scale tends to be priced into property in stages — and in our view the largest stage happens before the first train runs.

A hard date changes behaviour

For a decade, cross-border property decisions in Johor carried a discount for uncertainty: will the link really happen? That question is now answered — physical works are nearly done, systems testing runs through 2026, and the government reports costs holding within estimates. When uncertainty leaves, so does the discount. JB properties near Bukit Chagar will feel it first; the wider corridor, including Medini on the quieter Second Link side, is repriced next as commuting patterns settle.

Our honest read for Medini buyers

We will say plainly what some marketing will not: the RTS terminates at Bukit Chagar in JB city, not in Medini. The direct station-walk premium belongs to that neighbourhood. Medini's case is different and, we would argue, more durable — entry prices from RM299,000 with no foreign minimum, the Second Link nine kilometres away, and the JS-SEZ employment engine in between. When 40,000 people a day normalise living in Johor and working in Singapore, the whole corridor's rental market deepens. That is the tide we are positioned for.
